Roofing contractor in Indianapolis, on the south side
Our shop is in 46227, in Perry Township. We reroof, re-side and rebuild decks in Southport, Homecroft, University Heights, Glenns Valley and Edgewood, and take calls from every part of the city.
The neighborhoods we work in most
Perry Township did not start as one place. It grew around a handful of small communities, and the houses still carry each one's era.
Southport
Southport was platted in 1852 and is still its own excluded city, with a little over 2,100 residents in 2020. Little Buck Creek runs through the north end of it.
Homecroft
Homecroft began in 1923 on 150 acres bought by Frank Gates and his son Oliver. The Homecroft Historic District, listed on the National Register in 1996, is mostly one and one-and-a-half story bungalows, Craftsman, Colonial Revival and Tudor Revival homes with brick or stone veneer. Those roofs are small and steep, with dormers and chimneys, and they reward a careful flashing job more than a fast one.
University Heights
University Heights wraps around the University of Indianapolis, roughly between Hanna, Madison, State and Lawrence avenues. It was named in 1902 and most of its houses were up by the 1960s, in the middle-class styles of the early 1900s through the 1950s.
Glenns Valley and Edgewood
Glenns Valley goes back to Archibald Glenn in the 1820s. Edgewood started out as Stop 7 on the interurban line. Both filled in during the township's big growth years, when its population nearly tripled between 1950 and 1970.

Three ZIP codes, three ages of house
Perry Township as a whole has a median build year of 1977. Split it by ZIP and the picture gets sharper.
46227: median 1971
Our own ZIP. Half the houses here went up before 1971, which puts most of them on a second or third roof and often on original fascia. Soft decking under old shingles is a regular find.
Census ACS 2020 to 2024, table B2503546217: median 1990
A newer slice of the township. Many of the original builder roofs from this era are now past the 20 to 30 year life a home inspectors' chart gives asphalt shingles.
Census ACS; InterNACHI life expectancy chart46237: median 1995
The youngest of the three. These homes are reaching their first full reroof, usually along with the gutters that came with the house.

Residential permits in Marion County run through the city's Department of Business and Neighborhood Services. Its homeowner permit guide says reroofing and residing need a permit, and then lists exemptions: replacing an existing roof or siding is exempt when a contractor listed with the city does the work and follows the posting rules.
That exemption has limits. It does not cover a change in the roof's shape, a heavier roof covering, heat-applied roofing, or replacing structural members, which the guide defines as a rafter or more than 128 feet of decking. Gutter work is exempt outright, and so is a deck with no part of the floor more than 30 inches above grade.
Beech Grove and Southport are excluded cities inside the county, so we check those addresses separately rather than assuming the city rules carry over.

South-side questions
Yes. Those bungalows have small, steep roofs with dormers and chimneys set into brick or stone, so most of the work is in the flashing. We match what is there rather than simplify it.
In Indianapolis a like-for-like reroof by a listed contractor is exempt, unless the job changes the roof's shape, adds a heavier covering, or replaces more than 128 feet of decking. We tell you which case your house is in once we have been on the roof.
No. The city's permit guide lists gutter replacement and installation as exempt work.
Yes. The south side is where most of our work is, but we take roofing, siding and storm calls across Indianapolis.
